Purchase and Sale Agreements

Our services include everything that is necessary to complete a real estate transaction, whether we are representing the Buyer or the Seller.

We help to negotiate the Purchase and Sale Agreement, we provide title searches, we close mortgage loans for every major lender, and we are title insurance agents for First American Title Insurance CompanyStewart Title Guaranty Company, and Old Republic Title Company.

We provide our services throughout Massachusetts. For “purchase” transactions, we generally travel to the Registry of Deeds in the County where the real estate is located and have the closing at the Registry. Therefore, there is no delay in going on “record” and finalizing the transaction. For “refinances”, we travel to the borrowers’ home, and we arrange for evening appointments if that is more convenient for our clients.

Real Estate Closing Attorneys

For Massachusetts real estate closings, the following services are usually involved:

For the Seller: negotiating the Purchase and Sale Agreement; providing the Buyer’s attorney with a Deed; attending the closing if the Seller is not able to attend in person.

For the Buyer: negotiating the Purchase and Sale Agreement; handling the closing for the Buyer’s mortgage lender by providing a fifty year title search; obtaining mortgage payoffs for any of the Seller’s existing mortgages; assisting to clear or resolve any title issues found by the title search; handling the actual mortgage closing; disbursing the funds; recording the documents; and issuing title insurance.

Title Insurance

We are title insurance agents for First American Title Insurance Company, Stewart Title Guaranty Company and for Old Republic National Title Insurance Company. Upon request, we will explain the benefits of obtaining owners title insurance, when purchasing real estate. We cover the entire Commonwealth of Massachusetts. We travel to the borrowers’ home for mortgage refinances and to the nearest Registry of Deeds where the real estate is located to close purchase transactions.
